Greyhill Group's long term plan is not limited to syndicating, maintaining and managing investment properties. We seek to reposition multifamily and industrial properties through tightening operational inefficiencies, moderate-to-extensive renovations and complete re-branding. We see it in a very simple way: Stick to the asset classes we know, buy at a discount to replacement cost, have strong in place cash flow and drive value through a strategic plan for each acquisition.

Greyhill emphasizes value-add and core-plus assets in secondary and tertiary markets. By leveraging our agility compared to larger institutions, local market expertise, and self-management capabilities, we identify remarkable opportunities and efficiently oversee them.

At Greyhill Group, our primary focus is on yield (cash flow), seeking stabilized assets that generate consistent income at the time of acquisition. We then concentrate on implementing strategies to create substantial value, enabling us to ultimately exit and recoup our equity. Our general goal is to fully return investors' equity within three years of the acquisition.

Our primary focus is on multi-family and commercial buildings as well as industrial. Specifically, under-performing assets and opportunistic investments that offer value-add. We primarily focus on cities that have growth opportunities or strong markets.

Acquiring a cash flowing asset’s that require moderate to significant renovation but with great opportunity for upside.

Acquiring industrial buildings 50,000+ square feet anywhere in NY, NJ, PA or CT. 125,000 square feet + anywhere in the United states. Must be occupied and have at least 5 years + left on the lease - triple net. 7% cap or higher.

Small to medium sized with strong long term leases in place. Strong opportunity to add value by filling empty suites or conducting necessary renovations to change culture and atmosphere.
